With the real estate property market still very hot in Adelaide, it is important that if you are thinking of selling your home that you position your home when marketing it to buyers to get the best returns. The Real Estate market does follow trends, and these are a few we are seeing currently:
1. Work From Home Office
One thing that changed the way people view and use their homes during the last few years of the pandemic was the need, and now the desire, to work from home more regularly. This has shifted buyers’ focus towards spaces that accommodate this function, so additional rooms or spaces that can be transformed easily into separate office spaces is a highly attractive feature. Presenting your home in this way can make it more appealing during the sales process.
2. Renovations Are Not So Attractive
Properties that are fully finished, with modern fixtures and fittings and minimum need for renovations, are another shift in property sales that we have seen recently. This has been brought on by the lack of tradespeople available, long waiting times for building or renovating and the large increase in cost of goods to do any major building work. If you are marketing your property as a ‘renovator’s dream’ or your property needs renovations, we recommend taking that into price expectation. As people have to live with dust and dirt or rent another property if it is a major renovations like bathrooms/kitchens/extensions. Many beautiful homes, even in a hot property market, don’t sell if the price expectation is unrealistic.
3. Airbnb Spaces Are Sought After
With the rise in the number of people looking to Airbnb their spaces to make a little more cash to support their growing mortgages, houses that have separate spaces that can be leased out are also high on the buyer’s list of features that are sought-after. This might be granny flats or ground-floor apartment spaces that have been converted or a room you can separate off at the front of the house. This is worth considering when marketing larger homes as an added feature to increase the market price of your listing.
4. Large Sheds And Parking Spaces
Having secure space for cars, caravans, boats, and even vintage cars is highly sort after and very appealing to property hunters.
